对企业财务风险的分析

——以万科集团为例

摘要

随着近年来市场经济的迅速发展，企业在市场中面临着越来越多的风险，尤其是企业的财务风险，有的风险来自于外部市场，有的则来自于企业内部自身。加强财务风险的控制对于企业来说是非常重要的，是对企业正常运营的保障，也是企业管理的重心和持续发展的基础。房地产行业是典型的资本密集型企业，有效地防范企业财务风险对其具有更为重要的意义。本文在分析大型房地产公司万科集团的历年财报数据的基础上，运用Z模型分析法、因子分析法、风险指标等方法进行财务风险的识别，探讨了万科集团在日常运营、筹资、投资和现金流等经营当中存在的风险，针对出现的问题提出了构建企业风险管理信息系统、强化对控制现金流的机制、加强应收账款和和存货的管理等应对企业财务风险的建议。本论文通过对万科集团财务指标的研究，希望能对万科集团财务风险的管理提供参考，也给其他的房地产企业提供财务风险管理方面的一些建议。

Withthequickdevelopmentofmarketeconomyinrecentyears,enterprisesarefacingmoreandmorerisksinthemarket,especiallythefinancialrisksofenterprises.Somefinancialriskscomefromtheoutermarket,andsomefromtheenterpriseitself.Strengtheningthecontroloffinancialriskisveryimportantforenterprises,whichistheguaranteeforthenormaloperationofenterprisesandthefocusofenterprisemanagementandthebasisforsustainabledevelopment.Moreover,therealestateindustryisatypicalcapital-intensiveenterprise,soitismoreimportantforittoeffectivelypreventfinancialrisks.BasedontheanalysisofthefinancialreportdataofVankeGroup,alargerealestatecompany,thispaperusesZmodelanalysis,factoranalysis,riskindexandothermethodstoidentifyfinancialrisks.Thispaperdiscussestherisksexistinginthedailyoperation,financing,investmentandcashflowofVankeGroup.?Inviewoftheproblems,thispresentssomeadvicetodealwiththeenterprisefinancialrisks,suchasconstructingtheenterpriseriskmanagementinformationsystem,strengtheningthemechanismofcontrollingcashflow,strengtheningthemanagementofaccountsreceivableandinventoryandsoon.?ThroughthestudyofthefinancialindicatorsofVankeGroup,thispaperhopestoaffordareferenceforthefinancialriskmanagementofVankeGroup,andalsoprovidesomesuggestionsonfinancialriskmanagem
