It is very important to study the sources of real estate enterprises’ competitiveness, which is beneficial to the industry’s sustained learning and development and helps to cope with the current crisis. Based on the comprehensive review of relevant concepts of competitiveness and theories, this paper argues that competitiveness of enterprises is the basis of the other different competitiveness. According to Jin Bei’s framework of the constituent elements of the competitiveness of enterprises and using sinooceanland as an example, four businesses competitive elements are analyzed. The major findings are: sinooceanland in the Beijing area has excellent relations and resources, and the relationship between CBD position and price of building can be confirmed through simple regression analysis; the abundant application of the ability and knowledge makes these advantages to become competitiveness of enterprises.
