中小城市房地产市场案例研究 毕业论文.doc

摘 要 在新世纪，中国的城市化进程迅速发展，城市数量与规模也随之出现了大幅增长，而在新增城市中有90％以上属于中小城市的范畴。因此，为了促进中小城市的健康发展，规范中小城市的房地产市场，有必要对中小城市房地产发展所存在的问题及应对措施进行分析，加深认识。这也是提高人民生活水平，协调区域经济发展和国计民生的一件大事。 本文在分析中小城市房地产发展现状（包括房地产供给、需求、开发能力及政策等方面）和存在的问题的基础上，分析了引起此类问题的原因及可能产生的后果，并进一步提出了相应的应对措施，为中小城市房地产市场的健康发展指明了正确的道路，以期在未来的中小城市房地产发展中能够趋利去弊，为中小城市房地产市场的发展创造一个良好的环境。 本论文所涉及的理论知识和政策法规主要有：市场调研方法及调研结果分析；区域经济学区位理论；中小城市规划理论；最近几年国家的土地政策和财政金融政策等。研究结果说明：中小城市房地产市场不稳定，易受外界影响，存在诸多现实可以解决的问题；市场容量有限，但产品质量有较大的提升空间，房地产企业的发展遭遇瓶颈。由于城市化进程加快，普遍而言，中小城市房地产市场发展潜力较大，有较大的发展空间。若加以适当引导，通过自我发展和借助外力发展相结合的途径，宏观上把握城市的发展定位，微观上规范企业行为，注重产品细节，中小城市的房地产市场便可向更健康、更稳定的方向发展。作为国民支柱产业之一的房地产市场的发展，必将促进整个区域的经济发展。 关键词：中小城市；房地产业；问题；对策；宏观调控 Abstract In the new century, along with the urbanization of population, the number of the cities in China increased heavily．More than 90 of the new cities are belong to the category of medium-sized and pint-sized cities．Therefore, in order to promote the healthy development of small and medium cities, small and medium cities regulate the real estate market, which will improve the life of the people, enlarge the inner require in China, and harmonizing the economic development in various areas． This paper analyzes the small urban real estate development status (Including real estate supply, demand, development capabilities and policies, etc.) and problems.
