金融危机下房地产发展的 对策分析 作者姓名：余耀波 专业名称：工程管理 指导老师：姚金梅  摘要 金融业和房地产业某种意义上是对孪生兄弟，在经济全球化的环境下，世界金融危机不可避免地波及到中国，而房地产行业则受到显著影响。无论是民众的消费能力还是消费意愿，在金融危机中都出现大幅度下降。 2008年美国的金融危机给全球的经济发展带来了巨大的冲击，这次的金融危机正是由于美国房地产过度繁荣引起了泡沫破裂，分析这次美国的金融危机对我国的房地产金融机构的发展有很大的启示作用，不仅有利于加强我国在金融监管方面的风险防范措施，同时还能揭示我国房地产业现存的不足，并加强予以监督和管理，为寻找我国房地产业未来的发展道路和方向奠定了一定的基础。 本文从当年金融危机对房地产业带来的影响进行分析，联系我国房地产业的发展现况和需要面对的多种问题，提出了应对金融危机、推动我国房地产市场健康发展的对策，以便今后遇到金融危机后更快地调整房地产行业的健康发展。在寻求符合我国国情的房地产市场稳定的发展模式上，不仅需要政府的宏观调控措施和进一步的探索，同时还需要企业根据市场环境的变化作出适时的调整，提高企业创新能力，并加快与世界接轨的速度，共建一个健康、稳定和繁荣的房地产市场。 关键词：金融危机 房地产企业 措施 金融风险 营销策略  Abstract Financial and real estate sectors are twin brothers in a sense, in the economic globalization, the world financial crisis will inevitably spread to China, while the real estate industry will be significantly affected.
