房地产项目成本控制研究
摘 要
中国加入WTO以后,经济快速发展,这为房地产开发企业提供了良好的发展机遇,但房地产开发企业同时也面临着更多挑战。随着国内房地产市场竞争日趋激烈,房地产开发企业为维持自身的生存与发展,就必须努力做好房地产开发项目的成本管理工作,成本控制工作就成为房地产企业经营管理工作的重中之重。
本文研究分析了房地产项目成本控制的相关理论,以及影响成本控制的因素,接下来分析了现如今房地产企业在房地产项目的成本控制中存在的问题,如:忽略成本计划;只注重项目某一阶段的成本控制;忽略售后服务。然后就这些问题提出了相应的解决方法及控制措施,如:重视成本计划;对项目的全过程进行成本控制,包括前期的土地开发、规划设计的成本控制,中期施工现场的成本控制,以及后期营销和售后的成本控制。最后结合实际案例来进行论证,使理论与实际能够相结合,从而促使房地产开发企业不断降低成本,减少消耗,提升其市场竞争力。

Abstract
After China joins WTO, the Chinese economy develops rapidly, not only it has provided a good development opportunity for the property enterprises, but also more challenges for them. With domestic real estate market competition becomes increasingly fierce, real estate development enterprise in order to maintain their own survival and development, we must work hard to real estate development project cost management, cost control work will become real estate enterprise management priority.
This paper analyzed the theory of the real estate project cost control, and the impact of the cost control of factors, and then analyzed the real estate enterprise in real estate now control the cost of the project, the problems in such as: regardless of cost plan; Focus on one phase of the project cost control; Ignore after-sales service. And then on these problems, advances some corresponding solving methods and control measures, such as: attention to cost plan; To the whole process of the project cost control, including prophase land development, planning and design of cost control, the middle of the construction site cost control, and later marketing and after-sale cost control. The last of the argument to actual case, combining theory with practice can, so as to make real estate development enterprises to reduce the cost, reduce the cost, and improve their market competitiveness.
