房地产信贷风险分析.

摘 要 根据国际经验,当一国经济持续稳步增长,城市化也将进入一个快速发展的时期。这种发展规律在中国得到了较为完美的印证。随着人均收入水平的提高和城市化进程的稳步推进,房地产业飞速发展并迅速成为国民经济的支柱产业。从1985 年建设银行开始第一次办理土地开发和商品贷款业务到今天,中国的房地产业伴随着金融业的支持和发展,经过了一个不断变革和稳步发展的历程。房地产金融也一度成为中国经济发展研究中的热点。 房地产业是当前中国经济发展中极具特色的产业。中国房地产业的发展,关系到相关产业的发展以及整个国民经济的增长。房地产金融的发展,则是随着改革开放的深入、随着城市住宅制度与土地使用制度的改革以及房地产业的复苏和发展而逐步发展起来的。 房地产是一项高投入的经营活动,对银行资金依赖较大,也极易引发金融风险,如政策调整带来的行业性系统风险,房地产企业信贷中的风险,个人住房信贷中的潜在风险。对房地产信贷风险的防范,应拓宽房地产金融渠道,加强银行的稽核和检查,加强房地产的贷前、贷后的全流程监管,构建房地产项目评估配套制度。 防范房地产信贷风险,不仅是房地产业和房地产金融业稳定和发展的要求,而且对整个金融业和国民经济的稳定和发展也至关重要。 关键词:房地产信贷;信贷风险;防范 Abstract With the increase of people’s average GDP and the steady progress of urbanization, the estate industry has taken a guiding and fundamental role in the whole national economy system. The first real estate loan was provided by China Construction Bank in 1985. Ever since then, the real estate industry in China has gained a lot of financial supports from banks. While the industry of real estate is gradually becoming the mainstay industry and a new economy grow field, there are a lot of researches on the topic of real estate finance. The real estate is characteristic industry in the development of current Chinese economy. The Chinese real estate industry development, relates the correlation industry the development as well as the entire national economy growth. Real estate finance development, then is thorough also with the reform and open policy, but gradually develops a long with the municipal housing system and the land use system reform as well as real estate industry recovering with the development. Property is an important component of national economy In order to meet the national demand, the potentialities of property have been fully tapped. T he property development are flourishing while implying tremendous risks. I t is an important subject of economic theory that how to defend these risks and to ensure the continual, steady and quick development. Take precautions against the credit risks of the real estate,
