前 言
泛海城市广场一期项目是集酒店、办公、商业娱乐等多种功能于一体的城市综合体。总建筑面积为30.5 万平方米,其中地上20.5万平方米,地下10万平方米。由两栋塔楼及商业裙房组成,其中酒店36 层,总高度约153.45米,为超高层;办公22 层,高度99.15米;裙房共六层,为商业功能,高31.35米,超过24米;地下共三层,其中地下一层为商业及仓储,地下二、三层为停车库,可停车1187 辆。整个综合体属于一类高层建筑,耐火等级为一级。泛海城市广场购物中心机电系统介绍如下:
商业供配电系统(设计总负荷16000KVA,单位供电100W/㎡,有三种供电方式,分别为主供电源、备供电源以及第三电源即发电机供电);
商业暖通系统(总冷负荷19600KW,单位冷量为157W/㎡,总热负荷6918KW,单位55W/㎡,送风方式为风柜送风和风盘送风两种形式);
商业给排水系统(B3-2F为市政直供水,3F至6F为变频加压供水;排水采用污水、废水分流);
商业弱电系统(网络系统、视频监控系统、BA系统、安保报警系统等);
商业电扶梯系统(扶梯、观光梯、客梯、货梯);
商业消防系统(火灾报警系统、自动灭火系统、送排风系统等)。
泛海城市广场购物中心(B1至6F)装修手册(以下简称《手册》)旨在向本购物中心内的各商铺租户及其设计师、装修单位等提供装修手册服务,所有租户均须按照本手册的有关内容和规定进行设计、装修,以维护泛海城市广场购物中心整体利益和形象。
如遇特殊情况,泛海城市广场购物中心有权根据实际情况对该手册内容进行修订或补充,并及时通知租户。
望各租户及设计、装修单位等有关各方保持积极、紧密且有效地合作,切实落实《手册》各项规定。
注:1.“业主” 指的是泛海城市广场购物中心
2.“职能部门” 指的是招商部、运营部、营销部、财务部、物业部、工程部;
3. “天” 指的是工作日
4. 业主在交房时,向租户提供一套与租赁铺位有关的电气、管道的平面示意图,提供的资料仅供租户的设计单位和施工单位作参考,租户在设计及施工前应安排装修设计单位实地勘测。
