中国旅游地产的外部性表现及对策分析
摘 要
近10年来,房地产行业在我国发展迅猛,甚至成为很多地区的经济支柱,旅游房地产作为房地产业中一个新兴的行业,正在成为旅游开发中的新热点, 目前,在宏观调控房地产的政策环境下,旅游地产的投资开发动态表现为从一线旅游城市转向二线、三线旅游城市。同时随着住宅开发竞争加剧,利润压缩,风险加大,更多开发商将会转而投资旅游地产,北京、上海,海南、广东、深圳等开工的旅游房地产项目达到近百个。与此同时,旅游地产所表现出的外部性也对其开发经营产生了重要影响。本文通过对旅游地产外部性进行分析,将其在不同环境下所体现的外部经济和外部不经济进行比较,从中找出不利于旅游地产长远发展的因素,从而提出在不同外部环境下旅游地产发展的建议。

Analysis and Countermeasures for Chinese externality of tourism real estate
Abstract
In recent 10 years, the real estate industry has developed rapidly in our country, and even becomes pillar in many parts of the economy. The tourism real estate as an emerging industry in the real estate industry is becoming a new hot spot in the tourism development, at present, under the policy environment of macroeconomic regulation and control real estate, its investment in the development of dynamic performance for from a line of tourist city into two lines, three lines tourist city.As residential development competition intensifies at the same time, profit compression, risk has been enlarged, more developers will turn to investment in tourism real estate, Beijing, Shanghai, hainan, guangdong, shenzhen and other construction of tourism real estate projects to hundred. At the same time, the externality of tourism real estate shown also has important influence on its development and management. In this paper ,through analysis of the externality of tourism real estate, comparing external economy with external diseconomies in a different environment , we find factors unfavorable to the long-term development of the tourism real estate, so as to put forward suggestions for the development of tourism real estate under different external environment.
