This article details China’s land transfer systemand clarifies the differences among “BiddingAuction and Listing”. Then the housing hedonic price model between the ways of land transfer and land price is respectively set up from three aspects of location factorneighborhood factor and block factormainly by analyzing the micro factors affecting residential land price. At lastthis article utilizes 49 cities’ cross-section data of residential land and makes an analysis. In the sectionthe regression result solves the problems whether there are price differences across auction types or not and explores why there are price differences.
