摘 要 近年来中国的房地产业发展迅速，已然成为我国国民经济中的支柱性行业。房地产业为拉动中国经济贡献了不少GDP。过去几年，房地产相关的建筑投资占中国固定资产投资的20%以上，并贡献10%的就业。作为资金密集型产业，房地产企业融资却存在很大问题，融资是房地产业生存和发展的关键。当前，我国房地产开发资金来源还是以银行信贷为主的单一融资格局，而另外融资渠道房地产信托、房地产基金、海外融资、股权融资等，由于各种各样的限制，融资规模仍然有限。这种情形造成我国房地产业和银行业存在极大风险。如何突破房地产业发展的资金瓶颈，尽快建立健全多渠道的房地产融资体系，是现阶段我国房地产业面临的重要问题。本文主要对当前房地产企业融资存在的问题进行深入分析,从而提出相应对策. Abstracts In recent years, the rapid development of real estate industry of China, Chinas national economy has become the backbone industry. Real estate of China economic contribution to pull a lot of GDP. In the past few years, the real estate related construction investment accounts for 20% of the Chinese investment in fixed assets, and the contribution of the above 10%. As a real estate enterprise capital-intensive, financing, financing is the survival and development of real estate industry is the key. At present, Chinas real estate development funds or to bank credit financing pattern of single and other real estate, financing channel trust fund, overseas financing, equity financing, due to the various restrictions, financing scale is still limited. This kind of situation in China real estate and banking is a great risk. How to break the bottleneck in the real estate industry development funds, establish and perfect the system of financing channels, real estate industry at present in China is an important question.
