K 房地产开发公司发展战略研究Study on the Development Strategy for K Real Estate Development Co., Ltd.AbstractWith the rapid development of China economy, the development of the real estate industry has experienced an exceptional prosperity period, become the pillar industry of national economy. In recent years, in order to promote the healthy and stable development of the real estate industry, the government increases the macro-control of real estate industry by issuing new house buying policy, land, financial and tax policy, has brought the huge impact to the real estate industry. At the same time, the demand of the Chinas real estate market has gradually been to a saturated general trend, rising competition in the market. Severe changes in the external environment have brought huge effort to the small real estate enterprises. How to develop a practical and feasible development strategy, give play the competitive advantage of the enterprise, and to ensure the survival and development of the enterprise, has become urgent needs of the small real estate enterprises.Under the guidance of enterprise strategy management theory, this article with K Real Estate Development Co., Ltd (K company) for research object, using PEST model and Michael Porter’s five forces models respectively to analyzes the K company’s external macro environment and industry environment, and made an analysis on its own internal environment of the enterprise, to find out the external opportunities and threats of K company, internal strengths and weaknesses, and applies the SWOT model for K company to choose a appropriate development strategy. The results showed that K company should implement stable overall development strategy, assurancemainly with concentration the target turn strategy for lord,the difference turn strategy for assist ofcompetitive strategy combination.
