中原(工商舖) Centaline Commercial 工商舖快訊月刊2017年8月 Market Review August 2017 區董點評 Director’s Review 寫字樓部 Office Department 自3月以來,本港整體寫字樓買賣成交量已連續4個月下跌,預期成交量偏低的情況短期內仍會持續。同時,市場兩極化現象更趨嚴重,全幢及大樓面甲廈呎價屢創新高,金額遠遠拋離二、三線商廈。核心區方面,過往數月甲廈業主與買家一直處於拉鋸狀態,直至7月中旬市傳金鐘遠東金融中心33樓全層以約HK$5.4億易手,面積約10,800平方呎,呎價約HK$50,000,打破中環皇后大道中九號於今年3月份創下的分層商廈最高呎價紀錄。是次新高成交不但與美利道地皮的平均地價看齊,更較該廈原來的歷史高位上升約31%,相信會為港島核心區商廈的成交量帶來正面影響。    The office market has recorded a drop in transaction volume for 4 consecutive months since March, and it is expected that low transaction volume will continue to occur in short-term. At present, the market has shown extreme performance with new highs kept breaking out at whole block or large-scale premises, driving the corresponding price level to go beyond hugely from that of second and third tier office buildings. Also, Grade-A office market has fallen into struggle between vendors and potential buyers over the past few months. Until mid-July, a remarkable transaction was reported by market news, saying that the whole floor on 33/F of Far East Finance Centre in Admiralty, with size about 10,800 sq ft, was sold at approx. HK$540 million. The average price valued around HK$50,000 psf, which has surpassed the existing record high of individual-floor office transaction that was held by Nine Queen’s Road Central in March 2017. In addition, the new high is almost equivalent to the average land price of Murray Road, and it is approx. 31% higher than the previous record high of Far East Finance Centre. This new high is believed to stimulate office transaction in core districts on Hong Kong Island afterwards. 工商部 Industrial / Office Department 2017年上半年整體樓市氣氛熾熱,工商物業交投轉旺,預料下半年成交數字會於高位企穩。中原數據資料顯示,2017年上半年工業物業合共錄得約2,198宗買賣成交,對比2016年下半年約1,869宗,總成交量上升約17.6%。金額方面,2017年上半年工業物業總成交金額涉及約HK$203億,相對2016年下半年約HK$162億,上升約25.3%。成交量及金額同步上升,反映市場對工廈需求不減。    The general property market stayed prosperous in first half of 2017, active transactions of industrial/office properties were recorded and it is expected that
