摘 要 地价指数是反映土地市场中土地价格随时间变化的趋势与幅度的相对指标。编制地价指数有利于国家宏观调控土地市场，有利于市场资本的优化配置。地价指数的编制主要运用加权平均法，采用拉式公式计算地价指数，主要编制各类各级地价的定基和环比指数，最后通过编制出的各类各级地价指数编制出综合地价指数的定基和环比指数。同时，对社会经济统计指标和综合地价做相关性分析，选取相关性高的社会经济统计指标建立回归模型，对综合地价指数作短期的预测。 关键词：地价指数、土地价格、相关性、回归模型 ABSTRACT Real estate price index is a as to the index that can show the tendency and extent of the prices of real estate as time goes on. Developing a price index will be beneficial to the macro-controlling of real estate market by the nation , and also will be beneficial to the allocation of market funds. The methods of developing such an index always use the method of the weighted，and then we can calculate the price index through Drawing type formula. In this way, we can get all kinds of make base and chain index of the real estate, then the price index can be set up, and finally the synthetic make base and chain of price index of real estate will be achieved. At the same time, we analyse the Social economic statistics index and relevance of synthetic real estate price, and the society counts the index of higher relevance will be chosen to set up the regression model，and to make temporal prediction for synthetic real estate price.
