A Study On An Appraisal Of Real Estate Defect Value-Based On The Residents’ Interests ABSTRACTSince 21st century, with the continuous improvement of peoples living standards, the surrounding environmental requirements of the real estate is also growing. Each game between the stakeholders in the current real estate industry, have occurred. However, faced with the interests of the residential users who are often difficult to get a reasonable security in reality, so there is an urgent necessity to establish the appraisal of real estate defect value system ,which from the point of view of the interests of residential customers. It’s significant to safe he legitimate rights and interests of the parties , the healthy development of the real estate industry as well as the establishment of a harmonious society.The paper starts with the point of concepts of the residential customers and the definition of real estate defect value. Firstly, based on the comprehensive assessment of the value of domestic and foreign real estate defect advanced theory and principle to highlight the significance of the residential user interest in the value of real estate defect assessment .Secondly, from the three levels of physical factors, safety and environmental factors to specify the reasons for the value of the real estate defect, then describing the main content of the various factors and defect value manifestations. Finally, according the combination of the theories and the knowledge of appraisal of the real value, the paper select the instance of compensation comparison method to assess regional environmental characteristics, on which base the case of X cities .The two major factors of environmental pollution: residential district noise pollution factors and air pollution factors were analyzed in detail.
