区物业日常事管理的管理系统软件设计.doc

摘 要 随着城镇人口居住的集中化加剧，传统人工小区管理模式逐渐跟不上时代的潮流，不能满足人们的需求，这就要求我们提供一个专门的管理系统来提高物业管理的工作效率、为住户提供更好的服务，因此开发了这个小区物业管理系统。 本物业系统共有基本信息管理、物业管理、费用管理、报表管理和系统管理等几大功能模块，基本信息管理模块实现了小区住户信息的详细记录以及对住户信息进行添加、删除、修改和查询等操作；物业管理模块实现了对住户的投诉、车位、维修的信息进行相应的记录；费用管理模块主要是对业主的缴费信息如（水电气费、物业费和其他费用）进行登记和管理；报表管理模块主要是对相应的查询信息进行统计并能够产生一个EXCEL文件并可直接打开或保存；系统管理模块是对系统中的这些模块进行有效的维护以及对用户的数据信息进行维护。 本系统界面设计大方、简洁、实用，操作简单方便，是一款完全适合普通小区物业日常事务管理的管理系统软件。软件设计与实现综合了具有一定代表性的多家物业管理公司的业务模式和需求，能实现房产、客户等小区的智能化管理，可以提高物业管理的效率。 关键词 管理系统；物业管理；费用缴纳 Abstract With the centralization of the urban population, traditional residential property management mode by hand can not satisfy the demands of the people, which requires us to provide a special management system to improve the work efficiency of property management, provide better service for the residents. Therefore the residential property management system is needed. This property system includes the basic information management, property management, fare management, report form management, and system management module. The basic information management module implements detailed records of village resident’s information, and some functions as adding, deleting, modifying and querying operation. Property management module includes management of resident complaints, parking information, repairing information. Fare management module mainly realizes the management of payment information (as the charge of water, electric and others fare). Report form management module is mainly to generate a corresponding EXCEL file according to query information, and this file can be directly open or preserved offline. System management module is to maintenance the information of these modules. This system interface is designed generous, concise and practical, simple operation, and it is perfectly ordinary residential property daily administration management system software. Software design and implementation integrate with several typical property management companys business model and the demands. I
