河南理工大学2013届本科生毕业论文 PAGE \* MERGEFORMAT PAGE \* MERGEFORMAT I 浅谈房地产企业财务风险及防范 摘 要 近年来,我国房地产行业出现持续增温的现象,房地产行业在国民经济中占据越来越重要的地位。一方面,房地产行业的快速发展为国民经济增长做出了重要贡献;另一方面,由于房地产行业本身属于高投资、高风险、高收益的行业,再加上我国房地产产业尚不够规范化,金融体系的不完善,房地产行业在高歌猛进的同时,也承受着巨大的财务风险。本文主要阐述了房地产企业财务风险的背景、现状及特点,在资产负债率高,存在偿债风险、利率风险、再筹资风险、税收政策风险及市场供求风险的现状基础之上,从内因和外因两方面分别分析其财务风险形成原因,并针对不同的原因分别提出了树立风险价值观念,研究政策环境与形势,整合社会资源,正确选择开发的物业状态,优化资本结构,提高财务管理水平,增强风险意识,提高决策水平五大措施,为房地产企业的财务风险防范和规避提供了一定的参考。 关键词: 房地产企业 财务风险 防范 PAGE \* MERGEFORMAT PAGE \* MERGEFORMAT II ABSTRACT In recent years, Chinas real estate industry appeared the phenomenon of continued warming, real estate industry more and more important role in the national economy. On the one hand, the rapid development of the real estate industry made great contribution to the national economic growth, on the other hand, because the real estate industry belongs to high investment, high risk, high income industry, coupled with the real estate industry in China is still not standardized, the financial system is not perfect, the real estate industry in rapid development at the same time, are also under enormous financial risk.
