广州革新路地块可行性研究报告 摘 要 本次毕业设计的对象是位于革新路小区，其景观有白鹅潭，沿江40米宽规划绿化带，及无敌一线江景。预计建成后，将成为广州市革新路上一道亮丽的风景线。 本次毕业设计主要分为四大部分：第一部分是市场研究与方案构思；第二部分规划设计：第三部分项目营销策划和第四部分项目可行性研究是全文的重点；第五部分附录属于对第一、第三、第四部分的补充。 市场研究与方案构思主要阐述现时本地区的房地产市场发展状况和本项目的地块分析，进而提出小区的目标市场定位。 方案策划是根据前面的目标市场定位和方案构思，具体提出各种方案，包括规划设计方案、投资经营方案、开发方案、营销方案和物业管理方案。方案策划是本设计最重要的部分，对整个项目开发起到指导性的作用。 可行性研究报告通过对我国及地区经济、宏观和微观房地产市场经济状况来研究立项的可行性。通过对该项目进行投资估算、销售收入测算、经济效益评价、社会与环境效益评价和不确定性分析来确定本项目的可行性。 另外，网络工序图和进度计划图对广船集装箱厂小区在整个建设经营期中所要开展的工作作出统筹安排。 Abstract The subject of this graduate design is the living district of GeXin Road district,Its landscape includes BaiETan,40 metres in breadth afforestation belt along Pearl River. It is forecasted to be a grand scene of GeXin Road There are four parts of this design: the first will be the market research and the proposal plot; and the second is the proposal planning, combining with the third part, which is the feasibility research, they will be the key point of this article: and the fourth part, which is the attachment, is the addition to the second and third part. Marketing research and proposal planning mainly mention the state of the real estate market development in this area and the massif analysis of this project, and also include the object markecting position of this district. The proposal planning is based on the object marketing position and the proposal plot, and it also arrange specific proposals which includes structural planning proposal, marketing proposal, managing proposal, developing proposal and property management proposal. The proposal planning is the most important part in this design, it will take great effect in the whole project development. The feasibility research concerns the feasibility of the setting of the item through analysis on economy, macro and micro real estate economy status.
