THE RESEARCH OF INDUSTRIAL REAL ESTATE INVESTMENT DECISION-MAKING ABSTRACT Industrial real estate, a powerful engine of the regional economy, carries the development of the industries. In recent years, the investment value of industrial real estate has been gradually revealed. As an emerging type of real estate, its investment, development and operation mode has its own characteristics. However, due to the short development period of the industrial real estate, there is less theoretical research on its investment decision-making. Real estate developers are lack of knowledge of the investment risks. System of industrial real estate investment decision-making analysis has a certain practical significance and research value. The thesis firstly analyzed the development process, trends, market and the investing and financing of the industrial real estate. Secondly, introduced the differences between the industrial, residential and commercial real estate, analyzed the investment decision-making influence factors in industrial real estate, summarized several factors affect the pricing of industrial real estate by market research data collection and regression analysis methods and explored the investment risks. Thereafter, focused on the real estate investment analysis and decision-making theories and analyzed the economic evaluation methods suitable for the industrial real estate projects. Finally, summed up the practical investment decision-making analysis methods on industrial real estate projects through empirical research combined with investment theories and practical examples. Through research in the field of industrial real estate investment analysis, the subject is designed to provide the scientific method and basis for decision making, boosting industrial real estate development in China.
