PAGE 2 安徽建筑工业学院 毕 业 设 计 (论 文) 专 业 07会计学 班 级 （1）班 学生姓名 汪 君 学 号 07204050109 课 题 我国房地产价格上涨的原因及对策分析 指导教师 孙 伟 2011 年 6 月 3 日 我国房地产价格上涨的原因及对策分析 摘 要：房地产业作为国民经济的基础性、先导性、支柱性产业，对整个国民经济和社会的发展具有巨大的推动作用。近几年，房地产市场迅猛发展，与此同时房地产价格不断上涨，过高的房价给居民的生活带来了沉重的负担，也对我国经济发展产生了一定影响。本文首先从房地产、房价以及相关基本概念入手，对我国房地产市场发展状况进行分析，再从开发成本、供求关系、市场预期、资本市场这几方面分析我国房地产价格持续上涨成因及问题，并在此基础上对房价上涨的控制进行研究，并提出相关改进建议。笔者通过对近年来统计资料分析研究，将从我国商品房平均价格、房屋销售价格指数、土地价格指数等方面对我国房地产价格进行数量分析，进而对房地产持续上涨成因进行分析。 关键词：房地产价格 发展状况 上涨成因 对策 Chinas real estate prices, the causes and countermeasures of analysis Abstract: The real estate industry as the foundation of the national economy progress and to the whole struts industry, national economic and social development has great role. In recent years, the rapid development of real estate market, meanwhile real estate prices, high prices to peoples life brought the heavy burden of Chinas economic development, also produced a certain impact. This paper from the real estate, house prices and related basic concept and development status of the real estate market in China are analyzed, and again from development costs, supply and demand, market expectations, capital market these aspects of real estate prices continued to rise analyzing causes and problems, and based on the control prices, and puts forward relevant Suggestions for improvement. Based on the analysis of statistical data in recent years, the average price, from house in China, home sales price index, land price index of Chinese real estate prices aspects of analyzing the quantity of real estate, and then analyzed rising causes.
