PAGE PAGE II 摘要 随着企业的持续发展,经营规模的不断扩大,仅仅靠企业的自有资金已经不能满足企业不断发展的需求,如果企业资金不充足,就不能正常进行生产经营活动,因此往往会错失很多机会,从而造成巨大的损失。这就致使企业通过向银行借款、商业信用、发放债券等方式进行筹集资金来维持企业的生产经营。房地产,作为国民经济的重要组成部分之一,其所发挥的作用是不可忽视的。房地产行业在运营过程中,要投入大量的资金,并且生产周期特别长,导致资金回流很慢。因此风险高,并且很容易受市场波动、国家政策调控影响。所以房地产企业不得不采取负债经营的措施。但是,负债经营就像是一把双刃剑,既可以为企业带来巨大的收益,但是如果把握不好又会给企业带来巨大的财务风险。因此,本文将以负债经营和财务杠杆的相关理论为基础,分析对比碧桂园集团近年的财务数据,找出负债经营导致的财务风险问题,并提出解决控制措施,为其发挥财务杠杆的正效应提出建议,从而更好促进碧桂园集团的可持续性发展。 关键词:负债经营; 财务风险; 风险控制 Abstract With the continuous development of an enterprise and the continuous expansion of its operation scale, the enterprises own capital alone can no longer meet the needs of its continuous development.
