天津市利泰房地产开发经营公司融资策略研究-金融-毕业论文.docx

摘 要 房地产作为国家支柱产业，不仅仅影响着国民经济的发展情况，还对GDP的增减情况有着巨大的影响。房地产开发项目建设所需资金量大，需要企业有完善的融资规划，是典型的资金密集型产业，同时，也吸引了众多投资者来进行投资。房地产行业的发展既受自己资金量是否充足影响，也受到国家的宏观调控影响。近几年国家加强了对房地产的整治，使房地产行业的融资环境日益紧张，而天津利泰陷入了融资困境，在优胜劣汰的竞争中，处于不利的地位，影响自身的发展。 本文以上述事实为背景，通过对房地产项目融资的基本概念、融资方式和融资基本理论进行相关论述。简述了天津利泰的发展现状、主要成就。针对天津利泰融资没有规划、过于依赖银行贷款、工程期限与建设市场不匹配商业信誉比较低、自身管理层次，管理结构不完善等问题进行分析，并指明存在的原因，对于以上的问题，本人进一步剖析，主要是受国家政策影响导致融资渠道少外源融资困难。再此基础上提出一步提出了天津利泰的融资策略，指明在融资中要符合合法性，规模适度，经济成本的原则和实施融资方案应注意的问题，最后结合天津利泰实际情况提出了要进行明确内部基数、积极向外的融资策略，运用使用权租后转租等模式，并结合项目非可售的特点有针对性提出了实施设备融资租赁这个新构想。通过以上的措施与建议，期望能够帮助该天津利泰解决融资的难点问题。 关键词：利泰房地产开发经营天津利泰 融资模式 融资策略  Abstract As a national pillar industry, real estate not only affects the development of the national economy, but also has a great impact on the increase and decrease of Gross Domestic Product.
