北京市大型房地产企业市场开拓融资策略研究 以万科集团为 例 摘 要 本文主要采用了理论与实践相结合的研究方法，对在北京知名大型房地产 企业万科公司的融资策略进行了研究。全文分为四个部分。第一部分是引言。 主要对文章的选题背景和研究意义、研究现状以及研究思路和方法进行简要介 绍。第二部分是通过万科公司的融资策略研究来了解北京市大型房地产企业的 融资现况，以及对房地产企业融资的结构要求和对资金取得的外界因素的研 究。第三部分是对融资策略的基本理论研究。分析房地产企业资金的需求的原 因，并结合万科总结房地产企业融资的相关问题。第四部分是对北京大型房地 产企业的开拓融资提出对策建议。本文主要通过对北京大型房地产企业万科公 司融资策略以及融资风险控制的分析，以为北京其他大型房地产企业在融资时 提供有益的启示。 关键词：房地产 市场 融资 Beijing City, a large real estate enterprises marketing financing strategy research -- Take Vanke as an example Abstract This paper uses the research method of combining theory with practice, in the famous Beijing large real estate enterprises Vanke Company Financing Strategy research. The third part is the basic theoretical research on financing strategy. Analysis of the causes of the real estate enterprise capital demand, combined with the problems related to summarize Vanke Real Estate Enterprise financing. The fourth part is to put forward countermeasures and suggestions of Beijing large real estate enterprises financing. This paper mainly through the analysis of Beijing large real estate enterprise financing strategy and financing risk control of Vanke, that other large real estate enterprises in Beijing to provide the beneficial enlightenment in the financing.
