PAGE PAGE 20 基于养老需求的杭州老年公寓的研究 摘要：中国作为目前为止最大的发展中国家，早在2000年，便已步入了人口老龄化社会，老年人占人口的比重越来越大，与此同时带来的老年问题无疑不容忽视。而老年人作为一个迅速扩张的人口群体，其住房问题无疑也越来越得到社会的重视。事实上，中国政府和学者都认为，为老年人提供符合其需求的住房是二十一世纪处理老年人服务危机的主要策略之一。因此，随着政策的放松与住房市场的努力，已有部分住宅实现了老年人的需求，然而更多的住宅却与老年人的需求相悖。本文通过马斯洛需求层次理论，配合调查问卷研究老年人的养老需求，并根剧几个典型产品的分析总结来归纳现有老年公寓的软硬件，并在此基础上借鉴国外项目来为国内项目提供些许建议。 关键词：老年人，住房需求，发展，老年公寓 Research on Pension apartment in Hangzhou Based on the Needs of the Elderly Abstract: China, as the largest developing country so far, as early as 2000, already entered the population aging society. And the elderly as a rapidly expanding population groups, the housing problem is undoubtedly more and more attention to the community. Indeed, the Chinese Government and academics accept that specialized housing for the elderly needs to be one of the major strategies for dealing with the elderly service crisis in the first half of the twenty-first century (GOSCC, 2011).Therefore, with the relaxation of policy and the efforts of the housing market, has been part of the housing to achieve the needs of the elderly, however, more homes are contrary to the needs of the elderly. This article based on the review of the existing literature, combined with the domestic and international exploration of the elderly special residential, summed up the housing preferences and demand of the elderly, finally put forward their own views. Based on Mas-lows demand theory and questionnaire designed to meet the demand of the root play theory, this paper studies the needs of the elderly, and summarizes the analysis of several typical products to summarize the hardware and software of the existing apartments. On this basis, drawing on foreign projects to provide some suggestions for domestic projects.
