ThisisaleaseagreementforindustrialpropertymadebetweenLandlord,whosebusinessaddressis[InsertAddress],andTenant,whosebusinessaddressis[InsertAddress].

1.PremisesandTermofLease

TheLandlordagreestoleasetotheTenantandtheTenantagreestotakefromtheLandlord,acertainparceloflandandbuildingsituatedat[InsertAddress](hereinafterreferredtoasthePremises)foratermof[InsertTermofLease].

2.Rent

TheTenantshallpaytotheLandlord,asrent,thesumof[InsertRentAmount]perannum,payableinadvanceonthefirstdayofeachleaseyear.TherentshallbeadjustedannuallyonJanuary1stofeachyearbasedontheConsumerPriceIndex.

3.UseofPremises

TheTenantshallusethePremisesfor[InsertPermittedUse]only.TheTenantshallnotsubletorassignthePremisesoranypartthereofwithoutthewrittenconsentoftheLandlord.

4.MaintenanceandRepairs

TheTenantshallberesponsibleforallmaintenanceandrepairstothePremises,exceptthoserequiredbyordinarywearandtear,whichshallbebornebytheLandlord.AllrepairworkrequiredbytheLandlordshallbecarriedoutbyacontractorapprovedbytheTenant.

5.Insurance

TheTenantshalltakeoutandmaintaininforce,atitsownexpense,acomprehensiveinsurancepolicyonthePremisescoveringsuchrisksasareusualandcustomaryinthetrade,includingbutnotlimitedtofire,theft,andliabilityforpersonalinjuryandpropertydamage.TheTenantshallprovideacopyofthepolicytotheLandlorduponrequest.

6.Default

IftheTenantfailstopaytherentwhendueorotherwisedefaultsintheperformanceofanyofitsobligationsunderthisleaseagreement,theLandlordmay,afterprovidingreasonablenoticetotheTenant,enteruponthePremisesandtakepossessionthereof.TheLandlordshallhavenoobligationtostoreordisposeofanyoftheTenantspropertyleftupon
